Purchasing a good property at a good price is only half the investment process. The other half is finding a good management company for the day-to-day operations; a company that will protect, preserve and grow your investment.
Our company, only seven years old, but with 40+ properties and 1,500 units, has grown through broker referrals and because other satisfied investors tell their friends about us.
Some of our owners take a very hands-on approach and we meet once a month to discuss the progress of the property. We see other owners only once a year in January when we make a point of visiting with all owners, even out of state at our expense, to discuss goals and other budget issues.
John C. Winquist
After two years in the Peace Corps, army service (medic) and teaching sixteen years in the Beaverton Public Schools, John decided on a career change. He began his property management career working ten years at Guardian Management Company (1989-1999), where he earned his CPM designation (key # 16594) and supervised up to twenty-nine properties totaling over 1,200 units, ranging from fifteen to over one hundred units.
John also worked two years (1999-2001) with GSL Properties, where he managed a portfolio of over 1,500 units with properties as large as the 352-unit Kruse Way Commons in Lake Oswego, Oregon. At GSL he also oversaw the $985,000 renovation of the Ridgecrest Apartments and the construction and lease up of two 224-unit Section-42 buildings in Hillsboro, Oregon and Albuquerque, New Mexico.
Unsolicited, two former clients asked John to manage their properties. Both owners felt that the management company they used at the time was transferring too many of the duties of the management company onto the site manager. Seeing the need for a management company that would put the needs and goals of the property owner ahead of the profit margin of the management company, John and his wife, Jem, incorporated Regency Management Inc. in May of 2001.
They see their strengths in finding and training good managers, maintaining a great cadre of professional vendors and maintenance workers, and supervising each property as if they personally owned each property. (They own or have an ownership portion in several properties.) They use the AMSI bookkeeping program to give monthly reports along with their narratives to investors.
They realize that it is often the small details that make the difference between 95% and 99% occupancy, which in turn can make the difference between positive or negative cash flow, especially in down economic cycles. It’s the details of maintaining a “Disneyland” clean environment, enforcing the quiet enjoyment rules, to occasionally watering the plants of the traveling airline stewardess that build relationships and cultivate long-term residents.
Regency Management Inc. currently manages more than forty properties in the Portland area totaling over 1,200 units. It is their policy to conduct an annual unit-by-unit maintenance inspection of all properties. With some properties or populations, two inspections a year are required to maintain the quality of the unit. They find it more cost effective to find and repair the small drip before a whole floor has to be replaced.
Company Philosophy
John and Jem enjoy working with owners who want to “spiral up” or at least maintain the quality of their property and residents. They have been successful at working with owners who are interested in building value in their property rather than concentrating on immediate cash flow. They manage each property as if they were the sole owners and strive to be good stewards of every investment dollar.
